This is a commercial role with a number. You own the relationship and its revenue from the day the contract is signed: renew it, grow the accounts that are ready to grow, and prove CampusIQ delivers against the goals each institution bought it for.

About CampusIQ

CampusIQ turns existing Wi-Fi data into space occupancy insights. Facilities, planning, finance, and academic leaders at colleges and universities use them to make data informed decisions about buildings, classrooms, and capital spend. Our team uses AI every day to prepare, analyze, and build, and we want people who do the same.

The role

You own a book of 15 to 20 existing customer accounts. Your job is to renew that revenue, grow the accounts that are ready to grow, and prove to each institution that CampusIQ delivers against the goals they bought it for. Our sales team owns new-logo deals. You own the relationship and its revenue from the day the contract is signed.

This is a commercial role with a number. You carry targets for gross retention, net retention, and expansion bookings. You forecast your renewals and expansion pipeline in HubSpot, and you are accountable for that forecast being accurate. You inherit an existing book, with a 3-month ramp on targets.

What you will own

  • Renewals. Own every renewal in your book from 180 days out to signature. Identify risk early, build the plan to close it, and negotiate terms.
  • Expansion. Find, qualify, and close expansion: additional buildings and campuses, new modules, and added licenses. Build your own pipeline.
  • Forecast. Keep HubSpot current and call your number each week with an honest commit, best case, and risk view.
  • Executive relationships. Multi-thread every account to the people who own the budget: facilities and planning leaders, energy and sustainability leaders, CFOs, CIOs, and Provosts.
  • Value realization. At kickoff, set the value objective and the goals and deliverables that measure it, and get the customer, onboarding, and leadership aligned. Progress becomes your case for renewal and expansion, which you present in executive value reviews.
  • Account plans. Keep a written plan per account: stakeholders, goals, risks, whitespace, and next commercial steps.
  • Account health and adoption. Read usage, adoption, and sentiment as renewal and expansion signals, spot roadblocks early, and direct operations, support, product, and leadership to clear them.

What this role is not

  • Not a Customer Success Manager role. You own account health and adoption because they predict revenue. You are measured on revenue retained and grown, not activity.
  • Not support. Support and operations resolve tickets. You make sure no issue puts a renewal at risk.
  • Not hands-on onboarding. Our onboarding team does the implementation work. You make sure it happens on schedule and that no issue stalls it.
  • Not training. You run business conversations with decision makers, not product training sessions.

How success is measured

Metric What it means
Gross revenue retention (GRR) Revenue renewed from your book, before expansion
Net revenue retention (NRR) Revenue renewed plus expansion, less contraction and churn
Expansion bookings New annual recurring revenue (ARR) closed from existing customers
Forecast accuracy Renewal and expansion calls versus actual results
At-risk ARR identified early (leading indicator) At-risk revenue flagged two or more quarters before renewal
Customer goal attainment (leading indicator) Share of customer goals and deliverables met on time

Your first year

  • 30 days. Know every account: terms, renewal dates, stakeholders, goals, health, and risks. Deliver your first two-quarter forecast.
  • 90 days. Account plans for every customer, first executive value reviews, a qualified expansion pipeline, and a risk plan for each renewal in the next two quarters.
  • 12 months. Hit your GRR, NRR, and expansion targets. Your forecast is accurate enough for leadership to plan on.

What you bring

Proven SaaS retention and expansion results matter most. Higher education experience is a plus, not a requirement.

  • 2–4 years in B2B SaaS account management, carrying a quota that your variable pay depended on, including expansion you sourced and closed yourself
  • A record of hitting renewal and expansion targets, with numbers you can walk us through
  • Experience negotiating renewals and multi-year agreements, including pricing and contract terms
  • Strong discovery skills, comfort presenting to senior executives, and a record of building executive champions
  • Comfort moving deals through procurement and IT/security approvals
  • Disciplined pipeline and forecast management in a CRM (HubSpot preferred)
  • Self-direction and clear writing: you build your own account plans, work them without being chased, and lead with the point

Nice to have

  • Experience selling to higher education institutions, including their budget cycles and RFP renewals
  • Background in facilities, space planning, real estate, energy and sustainability, or building systems (HVAC, BMS) software, or in analytics software
  • A real AI workflow you use for account planning, research, or outreach, and can show us

Benefits

Medical, dental, and vision insurance, a 401(k), paid time off, and paid holidays.
